Why do I have no hot water?
No hot water usually traces to a failed heating element or thermostat on electric tanks, or a pilot, thermocouple, or gas control valve failure on gas tanks. If hot water runs out faster than it used to, the likely cause is sediment buildup taking up tank volume — common with Las Vegas hard water.
Gas tank, no hot water
Check whether the pilot is lit. A pilot that lights and dies within seconds points at the thermocouple. A pilot that won't light at all, plus a status light blinking an error code, usually means the gas control valve. On a tank over eight years old, valve replacement cost often approaches replacement value.
Electric tank, no hot water
Reset the high-limit switch once. If it trips again, an element or thermostat has failed and needs replacement — do not keep resetting it.
Hot water that runs out fast
Sediment. In our water, several inches can accumulate in the bottom of a tank within a few years, reducing usable capacity and insulating the burner. Flushing helps early; past a certain point, replacement is the honest answer.
Call immediately if you see
- Water pooling around the base of the tank
- Rusty or brown hot water
- A gas smell near the heater — leave the home first, then call
- Rumbling or popping loud enough to hear from another room
